"I had one customer take my suggestion on painting his faded red saltbox home from the 70's a fresh color palette from 2005.  His house had been on the market for two months with no bites.  One updated paint job and one sealing of his asphalt driveway and it was sold at the first open house.  Translation: Instant Curb Appeal!

Should I use a Stain or Paint?

Consider how long you expect to live in your home?  How often do I really want to face "re-painting?"

A Good Quality Stain will help preserve and protect your wood siding.  Solid color stains offer the longest and best protection over transparent and semi-transparent stains.  But a stain allows some of the grain of the wood to show thru.  (note pictures below)   You should expect the best Quality Wood Stains to last anywhere from 8-10 years.  SW guarantees their WoodScapes Stain for 8 years as an example.

In contrast, the "Better" quality paints today are guaranteed for 25 years and the "Best" quality series such as SW Duracoat series is guaranteed for a lifetime. 

The constant value in having any house painted is the labor expense.  For a minimum percentage more, you'll save repainting costs in the future.

If you do not require the slight grain show which is evident in the 'Stain', then the best buy becomes the Best Quality house paint.  Consumer Reports has repeatedly given the same advise, "go with the very best product that any major manufacturer offers and you can be guaranteed of the best product available on the market."
