Having worked with realtors for decades, this is usually one of the most delicate subjects to
mention to a home owner. But being realistic, why even put your house on the market if it's lacking the
appeal necessary to get the buyer out of his car to look inside.

A well-chosen color selection of contrasting trim and accent colors can improve the 'curb appeal' of your home
faster than anything else. Maybe you were happy with a dark mountain get-away 20 years ago, but your buyer in
2005 is looking for the Most for his Dollar. A freshly painted house is an investment that will bring returns
many times over!

SELLING YOUR HOME? Some would say that having your house painted when you are
considering placing your home on the market is a waste of money. It really depends on the market you are
aiming for!
"I had one customer take my suggestion on painting his faded red saltbox home from the 70's a fresh color
palette from 2005. His house had been on the market for two months with no bites. One updated paint
job and one sealing of his asphalt driveway and it was sold at the first open house. Translation: Instant
Curb Appeal!

paint!
This would certainly be an additional selling point.
************************************ Should I use a Stain or Paint?
Consider how long you expect to live in your home? How often do I really want to face "re-painting?"
A Good Quality Stain will help preserve and protect your wood siding. Solid color stains offer the
longest and best protection over transparent and semi-transparent stains. But a stain allows some of the
grain of the wood to show thru. (note pictures below) You should expect the best Quality Wood
Stains to last anywhere from 8-10 years. SW guarantees their WoodScapes Stain for 8 years as an

In contrast, the "Better" quality paints today are guaranteed for 25 years and the "Best" quality series
such as SW Duracoat series is guaranteed for a lifetime.
The constant value in having any house painted is the labor expense. For a minimum percentage more,
you'll save repainting costs in the future.
If you do not require the slight grain show which is evident in the 'Stain', then the best buy becomes the Best
Quality house paint. Consumer Reports has repeatedly given the same advise, "go with the very best product
that any major manufacturer offers and you can be guaranteed of the best product available on the market."

Accent Colors In addition to the color you select
for siding, you'll want to select accent colors for trim and details such as shutters, moldings and
columns. To be safe, consider staying within a single color family. For some accents, try
using a darker or lighter shade instead of a different color
Darks and Lights
Light colors will make your house seem larger. Dark siding or dark bands of trim will make your
house seem smaller, but will draw more attention to details. Darker shades are best for accenting
recesses, while lighter tones will highlight details which project from the wall surface.
Colors appear lighter on large surfaces than they do on small samples.
Sheen
Most homeowners opt to use flat paint for walls and semi-gloss or glossy paint for columns,
railings and window sashes.
