There are many factors that go into an honest house painting estimate. In most cases, square footage of rooms, number of rooms, wall and ceiling conditions, the amount of trim to be painted, and overall preparation time which will be involved are all taken into consideration. 

Generally speaking, if your home is empty as before you move in or if most furniture has been moved out, the cost will be lower.  Typical Painting Preparation includes moving all furniture away from walls and covering with tarps or plastic as when painting ceilings.  Repair of nail holes, holes and cracks.

Sometimes a home owner will try and paint his walls himself and call me to paint the ceiling or crown moulding not realizing that this is the most difficult part of a paint job and requires the same preparation as if doing the entire room. 

When I prepare an estimate for any home owner, the total price includes ALL COSTS including paint and any repair materials unless specifically noted.  I will gladly provide examples of paint colors or the home owner can go to the local Sherwin Williams paint store.  I only use Sherwin Williams better grade paints to guarantee the best possible results. 

While I know Home Depot does an excellent job of merchandising their Behr self-priming paints, don't believe it.  I have not in 40 yrs found a paint that will cover in one coat with no primer.  This is especially true considering the type of walls found in our Buckingham Spring's homes.  The plain truth is when it comes to paints, you truly get what you pay for.  The actual paint used in a paint job is only responsible for a small percentage of the cost.  It only makes sense to buy the best paint since it will last longer and cover better.

In most cases I will require a down payment before work begins in any larger paint job.  This is a non-refundable amount which covers paint and materials costs.  The balance is due upon completion of the job.

• • Not ALL gutters will clean up as we'd like.  There are several reasons that your gutters might not clean up as we would like.  Maybe too much time has gone by since they were last cleaned.  The electrostatic stains commonly called "tiger strips" in the trade can usually be removed by hand cleaning with the proper cleaners.  But in some instances, they simply are beyond help.  In these cases, we can paint your gutters with special paint which will cover nicely after your gutters are as clean as possible.   But please...do not ever paint over dirty gutters.  It's simply a waste of time and money.

The down side is regardless of how much rinsing is done, in many cases the windows will remain spotted after cleaning. Many customers elect to have their windows cleaned the same day. No need to call another contractor.  I'll clean and dry the outside of your windows immediately after power washing.

• Cracks in the homes skirting (foundation wall) or cracks in sidewalks -call for estimates
• • Our walkways crack and settle over the years leaving unsightly cracks and divisions. 
  • Most home skirting have cracks due to settling over the years as well.
  • • These cracks if left unattended to will only worsen over time and eventually can permit entrance to some of the critters which inhabited this area before us.  Many find mice droppings in their homes and wonder how they enter?

•  Doors- Replace old storm doors.
• • Don't listen to the sales guys telling you your door is an irregular size.
  • • At that point they either offer an unbelievable high priced door or simply say it can't be done.
    • Reason: it takes a bit more work then normal but I haven't found any door that can't be replaced yet.
